Missing shingles are an obvious warning sign, but lifted edges, uneven tabs, fresh creases, exposed nails, loose flashing, and displaced ridge caps can be just as important. Interior leaks that begin after a wind event may indicate that water is entering through a newly vulnerable area.
A professional inspection looks for consistent damage patterns and evaluates whether affected materials can be repaired safely and effectively. The availability of matching shingles, the age of the roof, and the condition of surrounding materials can all influence repairability.
